Subject to applicable regulations and Parallel 49 Realty policies, I can offer a commission rebate to buyer clients or a commission discount to seller clients, depending on the specific transaction. All arrangements must be set out in a written agreement and approved by the brokerage.

Buyer Commission Rebate

In BC, the buyer's agent commission is typically paid by the seller. Subject to Parallel 49 Realty policies and applicable regulations, buyer clients may receive a partial commission rebate upon completion of the transaction.

Factors that may affect the rebate amount include:

  • Sale price and cooperating commission amount
  • Transaction complexity and scope of services required
  • Lender requirements regarding commission rebates (some mortgage products have restrictions)
  • Tax and legal considerations
  • Internal approval by Parallel 49 Realty

Note: Commission rebates are conditional upon completion of the transaction, actual receipt of the commission by Parallel 49 Realty, and brokerage approval. Specific amounts, conditions, limits, timing, and payment method are subject to written agreement and must comply with brokerage policies and applicable regulations.

Seller Commission Discount

For seller clients, I may offer a commission discount while maintaining full professional service quality, including pricing analysis, marketing, offer negotiation, and closing coordination.

Factors that may affect the commission arrangement include:

  • Property type, location, and expected sale price
  • Market conditions and expected marketing period
  • Scope of services required (staging, photography, open house, etc.)
  • Cooperating commission arrangement
  • Internal policies of Parallel 49 Realty

Note: Commission discounts are contingent on successful completion of the transaction. Specific amounts, conditions, and arrangements are subject to written agreement and must comply with brokerage policies and applicable regulations.

Why All Arrangements Must Be in Writing

Written agreements are standard practice to protect all parties and are a BCFSA compliance requirement:

  • Clearly sets out amounts, conditions, timing, and method of payment to prevent misunderstandings
  • Ensures all arrangements are approved by Parallel 49 Realty
  • Complies with BCFSA requirements for commission disclosure
  • Provides legal protection for all parties
