Home Selling Process Overview
Pre-Listing Preparation (30–60 Days Before)
Clean, declutter, and repair the home. Small fixes (door handles, faucets, wall scuffs) often return more than they cost. Consider professional staging. Gather all relevant documents: property tax notices, utility bills, past renovation records, and warranty documents.
Market Analysis & Pricing Strategy
Correct pricing is the single most critical factor in a successful sale. Overpricing reduces showings and leads to stale listings; underpricing may leave money on the table. Pricing is based on recent comparable sales (CMA), current competition, supply and demand, and seasonal factors.
Timing the Market
Greater Vancouver's detached home market shows clear seasonality. Spring (Feb–Apr) and fall (Sep–Oct) are typically the most active periods. However, timing varies by area and price point — specific decisions should be based on current market data.
Listing Preparation & Marketing
Professional photography, video, and floor plans are essential for attracting buyers. MLS® listing distributes your home to all REALTORS® and public platforms like REALTOR.ca and REW. Open houses, social media, and targeted marketing extend your reach.
Receiving & Evaluating Offers
When evaluating offers, look beyond price: consider deposit amount, number and type of subject clauses, completion date suitability, and the buyer's financial strength. In multiple-offer situations, weigh price against certainty and timeline.
Subject Removal & Closing Preparation
Once the buyer removes subjects, the transaction is firm and non-refundable. The seller cooperates with the inspection, legal document preparation, and title transfer. Ensure your move-out is complete before Completion Day and arrange utility transfers.
Completion
On Completion Day, a lawyer or notary facilitates the transfer of funds and title. The seller receives net proceeds (less agent commissions, legal fees, and prorated taxes). On Possession Day, the keys are handed over to the buyer.
About Pricing Strategy
Pricing every property requires analyzing the following factors:
- Recent comparable sales (CMA) — actual transactions for similar homes in the same area
- Current listing competition — how many other options buyers have
- Condition and level of renovation
- Land value and development potential
- School catchment factors
- Whether the current market favours buyers or sellers
BC Assessment values often differ from actual market prices and should not be used as the sole basis for pricing.
