Home Buying Process Overview
Define Goals & Budget
Clarify your purchasing goal (primary residence / investment / family), assess your down payment capacity, understand BC buyer taxes (PTT, Foreign Buyer Tax if applicable), and establish a comfortable monthly payment range.
Get Mortgage Pre-Approval
Before viewing homes, contact a mortgage broker or bank for pre-approval. Pre-approval clarifies your borrowing limit and signals to sellers that you are a serious buyer. Note: pre-approval is not a final mortgage commitment.
Choose Area & Property Type
Greater Vancouver's detached home market varies significantly by area. Vancouver West, Richmond, Burnaby, and West Vancouver each have different price ranges, school catchments, lot sizes, and development plans. Consider commute routes, schools, and lifestyle.
View & Compare Homes
View homes systematically and take notes. Focus on: foundation condition, roof age, heating system, electrical, drainage, and renovation compliance. Do not focus solely on finishes — structure and location are much harder to change.
Write & Submit an Offer
An offer includes price, deposit, completion date, possession date, and subject clauses. Common subjects include financing, home inspection, and Property Disclosure Statement review. Subject clauses are key buyer protections.
Home Inspection
A home inspection is one of the most important steps to understand the true condition of a property. An inspector examines the structure, electrical, heating, roof, foundation, and plumbing. The report helps you decide whether to proceed, renegotiate, or walk away.
Subject Removal & Final Mortgage Approval
Before the agreed subject removal date, confirm all conditions are satisfied. Your lender will complete the property appraisal and final approval. Once subjects are removed, the transaction is firm and non-refundable.
Completion & Possession
On Completion Day, title officially transfers; a lawyer or notary handles the funds and document exchange. On Possession Day, you receive the keys. Arrange utility transfers and moving logistics in advance.

School Catchments & Rankings
BC public schools use a catchment system — each address is assigned to specific neighbourhood schools. School catchment matters for many buyers, but keep in mind:
- Catchment boundaries can change — always verify with the school district directly.
- The Fraser Institute rankings are one reference tool, but don't reflect the full picture of a school's quality.
- School catchment premiums vary significantly by area and market conditions.
Refer to the Fraser Institute school rankings website and individual school district websites for the most current information.

In BC, the buyer's agent commission is typically paid by the seller. Subject to Parallel 49 Realty policies and applicable regulations, buyer clients may be eligible for a partial commission rebate. Specific amounts, conditions, limits, timing, and payment method are subject to written agreement.
