Scenario tool, not mortgage approval or tax advice. First-time/new-home exemptions, additional property transfer tax and GST are not determined automatically. Use a standard-rate scenario or professionally confirmed amounts.

1 · Price & financing assumptions

Enter your scenario or load the labelled example. Example inputs are not market quotes.

Includes any deposit already paid; do not add it twice.

User input, not a live lender quote.

Unknown if blank; enter 0 only when you explicitly assume no charge.

A low down payment may involve insurance and other restrictions. This tool does not approve minimum down payment, insurability or borrowing capacity; confirm any premium with your lender.

2 · Closing cash & reserves

If blank, this scenario assumes it equals price; assessed value is not automatically fair market value.

Legal, inspection, adjustments, moving and any applicable GST/additional PTT; avoid double-counting the PTT above. Leave blank if unknown.

Unknown if blank; enter 0 only when you explicitly assume no charge.

3 · Monthly ownership costs

Instructions, examples & common questions
What should I prepare?

Have an assumed price, down payment, rate and loan periods ready, along with any confirmed insurance premium, closing costs and ongoing expenses. Leave unknown costs blank; enter 0 only to assume no charge. The down payment includes any deposit already paid.

How should I read the example and results?

A $1M price and $200,000 down payment imply $800,000 principal before any financed insurance premium; they do not imply that $200,000 is all the cash needed. Load example is not a lender quote. Review missing inputs, then closing cash plus reserve, mortgage payment and monthly costs separately.

What needs separate confirmation?

The tool does not approve financing or automatically determine exemptions, GST or additional taxes. The two scenarios share some cost assumptions; calculate separately when costs differ. Payments use your settings, not a renewal-rate forecast or a lender's final payment schedule.

What can I ask in a consultation?

Ask which closing costs remain unknown, whether the two scenarios use comparable assumptions, and which amounts to verify with a lender or legal professional. After calculating, preview the summary and choose whether to carry it to the inquiry form.
