Instructions, examples & common questions
What should I prepare?

Prepare an assumed sale price, mortgage payout quote, agreed commission including applicable tax, legal fees, repairs and moving costs. Check whether the payout quote already includes a penalty so it is not deducted twice. Leave uncertain amounts blank.

Is the balance my net take-home amount?

Illustration only: $1M sale price less $600,000 mortgage payout and $40,000 other entered costs leaves $360,000. With any missing costs, this is only the balance after known deductions. Even with every listed cost entered, it is not personal after-tax profit.

How should I interpret waiting costs?

Monthly cash outlay times the waiting months is shown separately, not deducted again from closing cash. It does not predict prices or adjust the future loan balance. Cash outlay is not automatically an economic loss.

What can I ask in a consultation?

Discuss the evidence behind the price assumption, costs to confirm before listing and timing options. Verify payout and penalties with the lender and personal tax effects with the relevant professional. You choose whether to carry the results into an inquiry.
