Instructions, examples & common questions
How do I start a comparison?

Choose a report month, property type and two or three different areas. Select a neighbourhood to narrow a city. Links from city pages and articles preserve their report scope; unavailable selections trigger an explicit fallback notice.

How should I read prices and sales?

Illustration only: if area A has three sales and area B has thirty, average price alone does not establish better value. Read sales, days on market and historical trends together, checking the sample and month. Missing values do not mean zero.

Why is this not an individual home valuation?

These are area aggregates, not a comparable-sales analysis of a specific home. City and neighbourhood coverage differs; the sales mix, small samples and property condition affect interpretation. Trends do not guarantee future performance.

What can I ask next?

Ask which differences reflect the property mix or sample, and which comparable sales are relevant to a particular home. Note the areas, month and your questions. A tool summary does not make the buying or selling decision for you.
