RICHMOND MONTHLY DECISION NOTE
Richmond Detached Homes in August 2026: Price, Pace, and Negotiating Room
A higher monthly average does not mean every home appreciated. Sales volume, days on market, and the sale-to-list ratio provide the context buyers and sellers actually need.

Prices are in CAD; price / ft² is CAD per square foot. Cards round currency to whole dollars; the table preserves source values, with a raw price ratio of 1 meaning 100%. Days on market uses the median. MoM compares the preceding calendar month; YoY compares the same month last year. Missing comparisons or a zero percentage-change baseline produce no change rate. Lines break at missing values or months; each metric has its own vertical scale.

DATA READ
Start with consistent comparison periods
In August 2026, Richmond recorded 46 detached homes sales at an average price of $1,806,849. Sales fell 13.2% month over month; average price rose 5.6% month over month; median days on market increased by 4 days month over month; the sale-to-list ratio was unchanged month over month at 94.6%. Sales fell 23.3% year over year; average price fell 11.6% year over year. Average price is sensitive to the mix of homes sold; neighbourhood and property-level decisions still require recent comparable sales, active competition, and the home's condition.

INTERPRETATION
Three points not to skip
Average price rose monthly but remained lower annually
The August average was about $1.807 million, up roughly 5.6% from July but down about 11.6% from a year earlier. The mix of homes sold can move an average, so it is not a property valuation.
Activity was lower than both comparison periods
The 46 sales were about 13.2% below July and 23.3% below August 2025. With a smaller sample, neighbourhood and property-type differences matter even more.
94.6% is an aggregate, not a universal discount formula
The ratio summarizes sold properties relative to their list prices. Pricing accuracy, renovations, lot, and micro-location can make an individual result materially different.
For buyers
Buyers can use 94.6% as a question, not subtract 5.4% from every list price. Screen genuinely comparable recent sales first, then assess whether the home's strengths and deficiencies are already reflected.
For sellers
Sellers should watch similar active competition and initial pricing. When the aggregate market allows negotiation, overpricing is more likely to extend market time than guarantee a higher result.
